Rental Policies & Info

RESERVATIONS

RESERVATIONS can be made by calling 1-800-331-0965 seven days a week during office hours, 8:30 a.m. until 5 p.m. CST. You can also book online at SouthwoodShoresCondos.com. Number of guests can not exceed maximum occupancy. Maximum Occupancy: Studio & 1 Bd/Bth – 4-6 persons, 2 Bd/2 Bth – 6-8 persons, 3 Bd/2 Bth – 8-10 persons. We will NOT rent to anyone under the age of 25 unaccompanied by responsible adult (parent or guardian) who will be at the condo the entire stay. Reservations made under false pretenses will be subject to cancellation or eviction with no refund given. A deposit of 50% of the total required at the time of booking. Deposits due at the time you make the reservation. Full payment will be required 30 days upon arrival. Payment may be made by Personal Check, Cashier's Check, Visa, MasterCard or Discover. 2 Night MINIMUM REQUIRED. 3 Night MINIMUM REQUIRED during all Holiday Weekends.

CANCELLATIONS

REFUND, RETURNS AND CANCELLATIONS

Should you need to cancel and chose not to purchase the travel insurance; deposits will only be refunded (less 20% service fee) if cancelled no less than 30 days in advance of arrival date. There is NO refund if cancelled within 1-29 days of arrival date. ALL MEMORIAL AND/OR LABOR DAY RESERVATIONS MUST BE PAID IN FULL AT THE TIME OF BOOKING.

In the event of a refund it may take up to 10 business days for your funds to be credited to your account.

CHECK-IN/CHECK-OUT

CHECK-IN is at 3:00 pm on your arrival date. You will check-in directly at your assigned condo, not in an office. A code will be assigned to you for you to gain access into the gate as well as the condo. The access code for the gate and door entry will be issued via email 30 days upon arrival when balance is paid in full. If you do not receive your access codes by 14 days upon arrival you will need to contact the office at 800-331-0965. In your assigned condo you will receive a site map, parking permits, indoor pool access card, & local area information to help make your stay more enjoyable.
CHECK OUT is 11:00 AM. Any late check-outs will be billed $25.00 per hour up to one night's stay. Please remember to do the dishes/start dishwasher, take out trash, set A/C at 80 degrees (summer) or heat at 55 degrees (winter) and make sure all doors are secured upon departure. A $25.00 cleaning fee and/or $10.00 bag removal (per bag) will be billed if this is not done. For your convenience dumpsters are located through out the community.

TRAVEL INSURANCE

TRAVEL INSURANCE is available for you to purchase which will cover your cancellation fees for a "covered reason". The cost is equal to 6.5% of your rental fee. For further information please visit: www.vacationrentalinsurance.com.

DAMAGES

DAMAGE PROTECTION PLAN is offered at a cost of $35.00. The Damage Protection Plan will cover up to $3,000 in accidental damages during your stay. This plan protects both you and the property owner from accidental damage. ANY DAMAGE MUST BE REPORTED PRIOR TO DEPARTURE OR YOU WILL BE CHARGED UPON DISCOVERY. If you choose to decline the Damage Protection Plan you will be required to have a valid credit card on file with the management office.

PETS

NO PETS ALLOWED. A $150.00 CLEANING FEE WILL BE CHARGED FOR FAILURE TO COMPLY. Failure to comply with these polices may result in being removed from the premises and forfeiting all payments paid upon check-in.

SMOKING

SMOKING IS ONLY ALLOWED IN DESIGNATED CONDOS. A $150.00 CLEANING FEE WILL BE CHARGED FOR SMOKING IN A NON-SMOKING CONDO. NO FIREWORKS OR FIREARMS, SKATEBOARDS OR ROLLERBLADES ALLOWED. No candle burning in rental units.

PARKING

PARKING permits are required while on property. No parking is allowed in front of hallways. ***BOAT/PWC TRAILERS: ARE PROHIBITED*** Oversized trucks, RV's and trailers (boat, PWC,motorcycle, etc.) are prohibited on Southwood Shores property. Trailer parking is NO LONGER available for Renters. Please do not park your trailer on the Southwood Shores property or it WILL BE TOWED AT YOUR EXPENSE *** We can offer you other suggestions on where to park your trailer for a daily fee.*** If there are any trailers found on property as of June 20th, 2016 that are rental related they will be immediately removed. For your convenience, the following are a list of names and numbers of places that will allow trailers to be stored: Carl's Hardware (573) 365-6441 * Anchor Marine (573) 365-2251 * Big Thunder Marine (573) 365-4001. Boats are prohibited to be tied to the end dock at anytime.

FISHING

You may fish from the boat docks. Fishing Permits are required by Law for anyone 16 years and older. NO fishing from condo decks, pool or swim dock. All fish must be cleaned at the fish cleaning station located beside bldg #159.

SWIMMING

SWIMMING is perm​itted at the outdoor pool, indoor pool and swim area only. No swimming from boat docks. No children under the age of 10 allowed in hot tubs. An adult must accompany children under the age of 12 while in any designated swim area. NO GLASS BOTTLES ALLOWED IN POOL AREA. Please do not use the room towels at the pool/hot tubs. TOWEL EXCHANGE IS OFFERED AT AN ADDITIONAL FEE AND MUST BE SCHEDULED AT LEAST 2 DAYS IN ADVANCE. Please contact the office at 800-331-0965 for more information.

PARTIES AND/OR EXCESSIVE NOISE

NO kegs allowed of any kind. PARTIES OR EXCESSIVE NOISE IS NOT PERMITTED. Quiet time 11:00 pm until 8:00 am. Any guest who is excessively loud or disturbs the peace of other guest(s) may be asked to vacate the resort and WILL FORFEIT all monies paid.
